Legal Question in Real Estate Law in Nevada

Easements & Right-of-way

Question at bottom....

CIRCUMSTANCES: In 1991 I bought a 4-plex that is completely fenced in. However, the back-side of the building along side of mine makes part of the ''fence''. Across the (west)street-side of my property a chain-link fence connects the 2 buildings with a gate against mine. Another chainlink comes from the back brick wall (east, heading west) along the property line between us untill it is even with the building next door then jogs over to it completting the fence along the (south) side of my property. This adds 4 feet to my 18 foot wide yard, that is the ''front yard'' to my apartments.

My sprinklers, their when I got the place, are about 2 feet from the building & run the full length of it, about 75 feet.

When I spray for bugs around my place, because bugs travel, I do the property lines, & that includes his foundation seam, around the windows, vents & cable entry holes.

We don't speak the same language so we've only ''talked'' a few times but, I think!

he wants to put a fence where his property line would be along the back of his building. I don't know his reason.

MY QUESTION: If he does want to put a fence through what has been my yard for over 15 years! What rights do I have? Can I stop him

Re: Easements & Right-of-way

It is difficult for me to visualize the problem, but I believe you want to keep the land actually titled to your neighbor since you have been using it for so long. You may have actually acquired the land through "adverse possession." It would take a law suit to establish that. Such suits can be difficult to win but your case sounds like a decent case for it.
