A 72-hour notice for non-payment of rent, given by someone other than the owner who does not have written legal authority to evict, is probably ineffective, as Nevada law requires a properly prepared and served "Notice to Pay Rent or Quit". Your real estate attorney can provide further guidance. You may need a Court order locking the tenant out of the premises, should the premises not be voluntarily given back to your father.
