my friend was a silent partner on a home purchase. His name does not appear on any paperwork for the home. He has stopped paying his portion of the monthly mortgage, for the last 2 years now. Can I sue him or is it to late

Agreements on buying real estate have to be in writing because of the statute of frauds. You may be out of luck unless you have the agreement in writing. If you do you have 6 years to sue from the time of the breach.
