If your property management company isn't doing your bidding, perhaps you should look into replacing them.

I am not licensed to practice in Nevada. As a general principle, though, I would think it shouldn't hurt to contact the tenants, perhaps coupled with a little holiday greeting.

I agree with Mr. Cohen. Try to get a copy from the tenants and I would demand it from the management company and tell them that if they don't provide it, at the very least, you will fire them at the first opportunity, ie. if your agreement is for a year, fire them in August or September. Further, you can file a complaint against them with the Nevada Real Estate Division. You can go online to their website and that will get you the form.

First, and most importantly, your agreement with your property manager, and with your tenants is governed by Nevada law, and as such, you need to contact a Nevada attorney to discuss and resolve this. As a practical (i.e., non-legal) matter, I would camp-out at the property manager's office until you were given a complete copy of the file - unless the property management agreement contains something to the contrary (which you should have read before you signed it), then I can't imagine any agreement stating that you as the property owner (and in practicality, a party to the agreement) aren't entitle to receive copies of the file. In my experience, and in my opinion, property managers are notoriously lazy and notoriously sloppy, and as such, its no surprise to hear that they aren't responding to you. I would threaten to pull the file and move to another property management company if they do not provide you with a full and complete copy of their file in 10 days. After 10 days, send them a notice that they are in breach of your agreement (read it to be sure they are actually required to provide you copies), and that as such you are terminating their service. Make sure you notify the tenant so they do not continue to pay rent to the property manager. Frankly, if I were you, I would drive out and literally camp at the manager's doorstep until you get a response, then bill them for the cost of your trip!
