leases

If a person signs a one year lease is there any way for them to get out of it, as the landlord can I hold them to that contract?

Yes. If you materially breach the lease by violating the terms of the agreement, the implied agreements in residential tenancies (such as the covenant of quiet enjoyment) or violate certain residential housing laws, your tenants may get out of the lease and may also sue for money damages.
