leases
If a person signs a one year lease is there any way for them to get out of it, as the landlord can I hold them to that contract?

Re: leases
Yes. If you materially breach the lease by violating the terms of the agreement, the implied agreements in residential tenancies (such as the covenant of quiet enjoyment) or violate certain residential housing laws, your tenants may get out of the lease and may also sue for money damages.
The Nevada Legislature has developed a great basic research site covering all of the statutes and administrative regulations, including references to Nevada Supreme Court decisions
related thereto, available at:

You may want to look into the chapters on Landlord and Tenant: Dwellings on this site. In this regard, I invite your attention to NRS Chapter 118A,
which is found at:

There may be other laws affecting your ability to resolve a residential tenancy problem, which is necessarily beyond the scope of this reply.
I charge $200.00 per hour for consultation, document review, case analysis, advice, suggesting and recommending alternatives, legal drafting, telephone calls, legal research and
prosecuting or defending residential tenancy actions when a client hires me.
