Monthly Inspections
I live in a privately owned apartment complex reserved soley for university students. The managers have recently issued a notice stating that begining on October 9, they will be inspecting the common areas of the apartments (they specifically state that they will not inspect individual rooms). They further state that this will become a monthly inspection. This seems like a blatant disregard to privacy. And I highly doubt that such a practice is necessary for the successful operation of the complex. I feel they are taking advantage of their tennant simply because they are students. As of yet, I do not know the official purpose of the inspections. I am preparing to confront the managers about the situation. Please advise.

Common area inspection
The common areas of the apartments are those areas shared by the tenants, i.e., sidewalks, stairs, halls, elevators, grounds.
There is no need to feel defensive about the landlord's inspection of common areas. The landlord has a duty to the tenants and to tenants' visitors to maintain common areas in a safe condition. To do this, it is necessary for the landlord to make occasional inspections. The more frequent the inspections, the better the landlord is doing the job.
