neighbor has tied up my deed

In trying to sell my house I had a survey and found that my neighbors lot line ran through my kitchen (12 feet into my property). After many weeks I got my neighbor to sign a land swap to change the boundary. The problem is that he has to file paperwork with his mortgage company to release the deeds. I cannot sell my property until he does this. It has been over 2 months, I have lost 2 sales because I cannot close on my property and my neighbor still has not filed the paperwork. His mortgage company will not talk with me, the title company says they are not responsible for the boundary and I am stuck not being able to sell because me neighbor is holding my deed hostage!

Help!
