One of the grounds that you have is that if you have been paying the property taxes, you can sue for adverse possession and thus wipe out that person's interest through that. Otherwise, you may have to keep one half of the proceeds of any sale in the title company's trust account. A title company would require a court order if that person is not found in order to sell or transfer the property.
