Legal Question in Real Estate Law in Nevada
Pet dispute
We rented a condo with three dogs signed a lease and was told we were fine.we resigned another lease after six months still all is fine now they say they will not resign another lease for pets. Still fine no problem. Now they tell me to leave now before the end of my lease ?? I am under the impression of affirmation they new I had three dogs from the beginning ( I have documentation of their knowledge)now they tell me to leave what about all the other tenents with dogs still here don't they have to go at the same time or am I different??

Re: Pet dispute
The answer here will depend very much on the specific wording of the lease agreement. If the condo initially allowed tenants to have dogs, and there is a new policy taking effect, it cannot (generally speaking) be enforced until the expiration of each of the currently existing leases. In other words, as each tenant's lease ends, the property owner/manager can enforce the new rule as a condition of renewal of the lease. This might explain why some other tenants are not being forced to get rid of their dogs or move -- their leases may not be ending yet, so the new rule does not (yet) affect them.
If they are stating the new "no pets" rule as the reason for wanting to terminate your lease EARLY, you have a good argument, since your existing lease, apparently, allows for the pets.
If you are in northern Nevada and would like to have the lease reviewed to see if the landlord is in breach, I would be happy to provide a free initial consultation. Call me at 775-358-1958, and I'll see if I can help.
