if property is left on your premises for over 30 days does it then belong to you

Generally, that will depend on the type of property left upon your real estate. Is it affixed to the land or is it easily movable?

You have to send them a notice that they have 14 days to pick up the property or then it is yours. You may also charge storage fees before you release the property. I assume you are talking about a tenant.
