Legal Question in Real Estate Law in Nevada

Quit Claim Deed

I want to add my niece's name to a Real Estate Property I purchased into the Deed. Should I use the Quit Claim Deed form. How should I phrase in the form that her name is added with my name?

Re: Quit Claim Deed

do you want to be joint tenants or tenants in common. Are you concerned about the gift tax, that might require her to pay taxes on the portion of the house that she receives?

It is not as simple as it seems. Why do you want to do it? Is it for estate planning or other reasons?

You can meet with me for $100 for one half hour. I will prepare the deed and have it recorded and this will cover the filing fees as well.

Re: Quit Claim Deed

I would not recommend a quit claim and I have some other concerns such as tax liability and whether (if you have a mortgage) you would be violating an alienation clause in the mortgage. If you'd like, we can arrange a consultation and I could draft the appropriate deed for you.
