I am renting and have beenadvised by my lanlord she needs to sell. we have a year lease and she advised she is trying for a short sale. we may have 30 days to move. does she have the right to make us move out b4 our lease is up?

The owner will be in breach of the lease but she probably does not care. The money she will save on the short sale to the lender is more than what you'd be able to recover from her in damages.
