I have lived on a property of parents for 12 years or more rent free and paid utiitys and care take .I wanted to buy it from my father and it was his wish to to keep it in the familey he died 2 years ago. I still live there . there was never a reading of the living trust and i am the trusteeof the will my mother wont coaperate

You need to pay the property taxes. If you have paid property taxes for five years and occupy it against your mother, you can keep it under adverse possession. it will be free of their interests after you go to court and get a judge to agree.
