my father passed away in 2006 when i was 16. i am now 20 and intrested in getting his house. there has not been probate or anything done with it. do i have a time limit

Is the house fully paid for (free and clear)? If there is a mortgage, who has been paying it? Did your father leave a will? You need to gather all of the documents concerning your father's death, death certificate, will, mortgage documents, assessor statements, list of assets, bank accounts, investment accounts, pensions, insurance policies, etc. You also need a list of all of your siblings and to know whether your father was married when he died. Was there a guardianship order in place over you? You need those documents also if there was a guardianship.
If there is a mortgage, the house is probably not worth as much as the mortgage now, which means it may not be wise to assume the loan. You need to consult with an attorney after you get all of the information together. This is probably something that you do not want to procrastinate on.
