Mother died without a will
What do I do when my mother died with no will? She owns a condo and has numerous credit cards and a checking account.

Obtain appointment as Special Administrator immediately. The condo association's unpaid assessments may result in a lien, a foreclosure sale and a resulting loss of possibly valuable property. Your attorney can explain further.

You will need to retain counsel and probate the estate in the county in which she died.

Open probate. You will need an attorney because the court will likely require that you post bond, and most bonding companies would touch a pro per.

You file a Petition For Letter Of Administration in Probate Court.

You file a probate and petition the court to be appointed personal representative of the estate. You can and should hire a lawyer to help you in this process. The legal fees in such a case are statutory and must be approved by the court before paid and they are paid out of the estate. The fees are a small percentage of the value of the estate.
