quitclaimed before death

My father quitclaimed property to me before his death. The first mortgage was assumed by me with no problems . the second has given me difficulties for several years. I have been paying the second although behind occassionally I have been given no information on whats owed or balance. they call to ask me why my payment is late after asking for my deceased father first. But I am refinacing and need payoff amount and they will not give to me stating I am not on the loan. Lenders are waiting. How do I expedite this request for payoff. I can't even get them to conect me with legal department. they refuse to cooperate. What do I do

If you are refinancing, the new lender should be able to get payoff amounts. If the second lender is uncooperative, however, you will have to file an action against them to quiet title and for possible violations of RESPA and Truth in Lending or deceptive practices act. Do you have any paperwork on the second that shows the amount originally loaned and interest rate? if you have that you can easily figure out your current balance yourself with any of the loan calculators on a spreadsheet or on the internet.
