My spouse & i of 40 years have an income property with just one of our names on the title
..Will this affect a written will that leaves everything to the survivor assuming the survivor is not on the will

The Will will govern but it will have to go through probate. You should title the property into a joint revocable living trust and then you can avoid probate.
