If it is an eviction, you MUST serve a proper Notice to Quit, usually with at least 30 days notice and if they do not leave by the deadline, you MUST take them to Court. I would not try to evict without an attorney. It is very complicated and each step must be followed exactly or the Court will make you start the process over from the beginning.
