If I use a quitdeed to sign over a real estate property to my spouse at time of divorce will I still be responsible for the loan if she defaults on it?

Yes. If you are on Mortgage, your divorce and surrender of your claim to the property does not affect the rights of the lender. The only way for this to be corrected is for your ex-spouse to Refinanace the property into their name only.
