Commercial Tenant's legal rights

Hi, I'm a small business owner. Last year I rented a building for my new shop. The lease is a one year lease. The building was in bad condition and I did major repairs to it with my own money, about $90,000 worth! I was informed by my landlord a few months into the lease that he was selling the property. The building I'm in will be demolished as a strip mall is going there. Is there any legal recourse for me to recover the money I put into the place? I feel the Landlord knew he was going to be selling the property when he rented it to me but didn't inform me. If I knew I'd only be there for a year I wouldn't have spent all the money I did. I'm a new business and was building a clientele. Now I have to start over again and I'm out $90,000! Thanks

You may have standing for deceptive, unfair or fraudulent business practices against your landlord, but we would need more facts than you gave here. Further, you, as a self-employed small business owner, may also be able to recoup up to the full $90K or more (that do not have to be repaid) through various government or private sector programs that most small business owners are unaware of.
