Legal Question in Real Estate Law in New Hampshire
entering and apartment without written notice re:getting keys to the apt.
My fiance has 7 units in two buildings in Concord, I manage them and have a question regarding keeping and asking for a set of keys in case they decide to put a new lock on the door for some reason. Can we do this legally?? And if for an ''emergency'' can we enter the unit without notice?? I understand if there is no emergency there has to be a 24 hour notice but what if for instance a leak that is coming into the bottom floor unit and it looks like it's coming from the upstairs unit, do I have the law behind me so I can go into that apartment without notice because of the emergency?? And regarding the keys, is it against the law to keep a key to the apartment and ask if they do change the locks? Thanks,--name removed--Contantine

If you have 14 apartments you need to have a professionally drawn lease tailored to your needs to address the issues you raised any many others you have not.
One mistake with a tenant and you will pay far more than the cost of a lawyer for preventative services.
