are there any ways a joint tenant with rights of survivorship can terminate the original agreement without consent of the other person on deed. There are two.

Yes. If one joint tenant conveys his or her interest to a third party it creates a Tenancy In Common. However, be careful if there is a mortgage on the property as such conveyance may violate the terms of the mortgage or underlying promissory note. You should consult with an attorney about all of the facts and circumstances before taking such action.
