The seller was selling a home and a lot adjacent. We purchased the lot. We walked the lot alone and with a builder. We noticed the home's driveway had been extended on our land and had a boat on it. A few months later we went to see the land again. The boat was gone and I discovered a tarp where it had been covered with rocks. Under this was a large hand dug well. This well provides water to the home. We also found a kerosine tank buried. None of this was mentioned on the disclosure, nor does town hall have permits. What should we do?

You must see a lawyer. Your rights will be determined by the written agreement, what was told to you and what actions you took to investigate the land. This is much too complicated to expect an answer over the internet.
