NH RE Law on a purchase

Hello,

I am a maried woman and live in NH. I want to buy a home by myself and keep my now husband off title and/ deed. I want to show him having NO OWNERSHIP RIGHTS to the property at all. He owes child support arrears and I do not want child support to put a lien on my home or the ex to hassle us, especially when it is I that is footing the money for the house and not him.

How can I do this and keep him off of everything and have no rights of ownership, especially that which could be documented or traced to him in any way in NH? NH is what they call a marital/spousal state, regardless of whether the spouse os a borrower or a non-obligated/ non-borrowing spouse.

Please help.

Assuming you have the necessary credit qualifications to purchase the house in your own name, the only requirement the bank is likely to have is that your husband must release his homestead rights as part of the mortgage process. His name should not be on the deed or on the mortgage, execpt to release homestead.

You should note that this raises estate issues in the event you should die. It is likely worthwhile to meet with an attorney to discuss how best to protect both of you.
