Quiting a joint mortgage

My wife and I are spearating, not divorsed. I need to have our current house under her name. She doesn't have the money to buy me out now. What kind of contract do we need so that when she does sell the house, I get a percentage, or fixed $ amount of the equity back. Also, if she doesn't sell in 5 years, she has to refinance and give me that amount.

If you are getting a legal separation, all that will be addressed in the separation agreement that your lawyer would draft.
