Legal Question in Real Estate Law in New Hampshire

I sold land to an individual who still owes me $50,000 on the sale. the HUD-1 shows it as a deposit. He never paid it and told me at closing that he would pay me with his construction mortgage advances. Now he refuses to pay me. What recourse do I have?
