Hate to say it but a lot depends upon the document you signed and when it is effective. If you are not going to go through with the deal, the owner must make a good faith effort to immediately lease it to someone else. If the owner can immediately lease the property at the same rate, there are no damages and you have no liability. However, you might possibly be liable for the difference in what you were going to pay verses what the new tenant pays.
