We have been renting the same condex for he last 12 years. Our first year we had option to buy. but times were bad and we couldn't come up with the rest of the down payment. So he said we could keep renting and come up with the down payment later. like dummies we never re- sign a lease and paid him 1131.81. a month. he raised the rent to 1200.00 and now this year to 1250.00. now he tells us he could sell for 210,000 and if we don't buy it he is selling. well we can't afford to buy it so, now he told us either we start paying 1,700 a month or he will sell it. He said we will have to get out and took our rent for Sept. at 1250.00 but the next rent will be 1,700.00 due Oct. 5, 2002. he forgets we gave him first and last he just thinks we should be out by Oct 5, 2002. No last month and no written notice he thinks we have to leave. In the 12 years we have lived here he has never done any work or improvements on the condex. Does he have to give us our last month's rent? Can he raise the rent more than once a year, from 1200 to 1250 and now to 1700? That would be a raise twice in less then a year. He stated the ball is in his court and if we don't leave he'll sue us.

What a mess! Whatever happens go to a lawyer. First, he cannot collect first and last month's rent. Because you have no written lease you probably are out of luck about buying the condex at some stated price.

He cannot evict you without giving you proper notice and without going to court.
