Terminiate Lease because of illness

My son took a job in New Hampshire, we live in Mass. He did not sign the lease, but his new roomate did for a year and 3 months, but my sons name is on the lease. My son only lived there 2 weeks and became ill and is under a doctors care, had to quit his job and move home. His roommate cannot afford the apartment alone. Can they get out of the lease?

The first thing you should do is simply approach the landlord and ask if he/she will let them out of the lease and explain why. If that doesn't work, it is unlikely there is valid grounds to break the lease unless there are other factors involved. Essentially, until/unless the property is re-let, they will be on the hook for the rent. They should attempt to find a new tenant for the landlord if at all possible. Also, the landlord does have some responsibilty to find another tenant so as to mitigate his monetary damages. Good luck.
