The charge is improper. You can be charged for damage in excess of ordinary wear and tear. Even the best residential carpet are not rated for more than 12 years. Protest the charge. If the landlord persists call me. In the alternative, you may want to attend my course at Camden County College, Blackwood on how to sue in Small Claims Court. The next offering starts next Wednesday (two evenings).

I agree with John, although if you had a pet that soiled the carpet this might not come under normal wear and tear. This might require starting suit in small claims court, which you can do yourself, without an attorney.
