Collecting rent from tenant

My tenant owes almost $6,000 in back rent. We had a one yr. lease which I did not renew in Feb. Now is is month to month. He plans to leave in two weeks. He doesn't have the money but promises to pay. He wants to sign a letter/note saying he owes me this money. What is the best way to handle this situation?

You don't have a lot of leverage here, but it would be best for you to get the tenant to sign a note that is enforceable. If that note is in the form of a negitiable instrument and if it provides for interest and the costs of collection on default, you may even be able to sell it if collection appears to be difficult for you. There are some nicities of contract law that should be addressed.
