Legal Question in Elder Law in New Jersey

My father-in-law deed his house over to his 5 daughters in 2003 with Life Rights for him and my mother-in-law in the state of NJ. Since then my father-in-law has died and my mother-in-law is living with one of her daughters. We want to sell the house now and wonder what would happen to the proceeds of the sale. Does it all go to mother-in-law or to the 5 daughters equally or to both in a 6 way split. My thought is the 5 daughters own the property and once my mother-in-law doesnt want to live there and gives her consent to sell the house, the proceeds go directly to the 5 daughters.
