child custody
i live w- my fiance and children. if i decide to leave (we rent a house from HIS parents) will he get primary custody because its his house? or do they live w- me where i decide to live?

There is no default parent who gets custody. It is up to the court. I suggest you see an attorney to help you with this matter.

Custody is a matter of the best interests of the children which includes which parent is more nurturing and which parent can spend more time with the children.
