living together but not married
My boyfriend & I have been living together for 18 years. I purchased a home and put a down payment with my monies and only my name is on the deed. Our mortage has both mine and his name. We are breaking up and he wants half the value of the house if he is to move out. We live in new jersey and is he entitled to the house?

This happens all the time when people who are not married buy real estate. In some very important ways, if he contributed to the property and payments, then he may have some claims as a 'partner', sort of.
You really need to sit down with a lawyer and get some advice. I can not tell you what he is entitled to without a lot more information.
There is a lot of money involved. Get a good lawyer.

Why isn't his name on the deed but is on the mortgage? Do the two of you have an agreement as to his entitlement to a share of the house or do you regard him as paying rent?

You'll have to pay him something. How much depends on a variety of factors. You may have a mess on your hands so I suggest you see an attorney to work all this out.
