Refinancing and removing her name

I am permanently disabled and separated from my wife. She walked out & lives elsewhere. I have sole custody of our 2 kids & am living in our home. I need to refinance our home mortgage (which has both of our names on the title) to a lower rate. She has agreed to a buyout in return for her name being removed from the home's ownership. Is it difficult to do this without divorcing or is it as simple as her signing an agreement to have her name removed? There are reasons for our not divorcing.

To be on the safe side you should have a property settlement agreement signed by the two of you so that when it is over it really will be over.
