Legal Question in Landlord & Tenant Law in New Jersey
I am 3 months into a 1 year lease on a condo in Hudson County (if there is any legal action, it would be in Jersey City). I have 2 major problems:
1. My dishwasher is not functioning properly. I notified my landlord and she responded promptly. However, after bringing a building "handyman", she concluded that it works "perfectly" although they never washed one dish. The dishwasher simply doesnt wash dishes. What are my rights? I am contemplating getting my own independent diagnosis.
2. Heating/AC: I have 2 Heating/AC units. I just noticed one of the units (the one that services the living room) does not produce any heat. Being that I rented the place in the summer and fall just started, I'm worried that the landlord will be reluctant to repair/replace the unit because they cost at least $1,500. Please advise me of my best course of action.

Common situation. Lousy situation. Talking is a lot cheaper when you do not have to pay a lawyer to talk for you! I suggest you write a letter and keep a copy, telling the landlord what your problems are. Send a second letter that sets out what the landlord did to fix things, and what is still wrong. then, if it is still a problem, call me. I will then step in to push the landlord very hard, then...take action for you.
