Legal Question in Landlord & Tenant Law in New Jersey

I am buying a house my lease is not up until aug2012 but before I moved in I asked did they have month to month lease or even 6 month lease they said no. I go to settlement February the 29th and they have 1500 dollars security and want 3 months rent after I leave on top of keeping security. Is this fair

Aren't you answering your own question? You said that you tried to get a month to month lease before you moved in or a six month lease and they said no. So you entered into the lease, knowing that you would be bound until August 2012, and now you are questioning whether it is fair. Of course it is fair. You entered into a lease, which is a contract, knowing the consequences. You should be held to your obligations.
