Extensions

How many extension can a tenant get before a judge will denied then? I have a tenant that I recently terminated their lease and give them 65 days to moved, they're still here and I have a lockout for December 14,2006, but they have file for an extension and owes me two months rent already.

Your question is very difficult to answer without knowing the history of the case and the reasons why the previous extensions were granted. Actually, the judges are supposed to be tough in rent default suits if the rent is admittedly unpaid. However, this time of year they get a bit softhearted. You should hope that it works on the 14th, but I don't give you much chance. I have done a lot of rent default suits and the number of evictions that I got between Thanksgiving and Christmas is few indeed.
