Legal Question in Landlord & Tenant Law in New Jersey

hello friend, iv been living in my current apt for 9 years with no lease,,and free to smoke my cigs..the tenents upstairs are now buying the house,,and making me sign a lease that says NO SMOKING IN THE APT. AND ZERO TOLERANCE..that i have to smoke my cigs out side.. my own apt that i pay for.. dont sound rite,please help...new jersey

The LL is entitled to reasonable changes in the lease. This is determined on a case by case basis. I would not sign the lease. I am unsure how many units are in the building. More than 3 would trigger the Anti Eviction Act, this gives you more protection.
