I Inherited House: Can I break my lease?
My father passed away 10 days ago and I have inherited his home. I live in New Jersey. My lease ends January 31, 2007. Any way I can get out of my lease to move into the house before January 31st?

The best way to get out of a lease is to negotiate with the landlord. Some will take an absolute position against letting you out, but others will work with you. Different areas have good times of the year for new rentals. If August is good for yours, your landlord may be willing to work with you.
You have a number of other needs that may not be obvious to you. First, it will be necessary for you to have your title to the house made a matter of record. This is not difficult, but it is a real estate transation like any other. Unless you are experienced with conveyancing, you will probably want to have a lawyer help you. The same can be said for the balance of the estate.

There may be some ways to work around this problem. No, usually there is no wording in the lease nor is there any law which says you can just break the lease because you have received an inheritance of a house which you want to live in. A little time and money spent on a lawyer may solve this problem for you, I think.
More importantly, you have inherited a house, and need to take the proper steps to have the ownership transferred to you.
