Landlord allow tenant to break the lease

I am a landlord and Iam trying to get into agreement with my tenant to vacate the appartment before the expiration of the lease without penalty, because she can not longer afford to pay the rent so she is late all the time.

I need advise what should I state on the letter so she can sign it .

There is no magic in the words. Just write out what your deal is, including how the security deposit should be divided and both of you sign it.
