Landlord Vs. Tenant

I have a three family house. I rented the third floor to a tenant. The problem is that they rented a room to this couple. After a few months they my tenants didn't want to continue renting the room to them. My tenant gave them a leter stating that they needed to move. Two months past by and the couple didn't move out. My tenant ended up moving out. But now the couple has stayed in the third floor. They do not want to move out and or pay rent. I change the main enterance door lock and they call the police. The police said I had no right doing that. We told them that they are not the tenants we rented the apt. to. The police ask them if they had mail and they did. The police said I had to give them a eviction notice. I'm confused basically I think I will not be able to have them move out. They are basically will be living in a 3 bedroom apt. for free. I don't know what kind of legal action I could take against them.

You should find a lawyer close to you who handles landlord/tenant cases. I can tell from your description of this situation that you are not comfortable with landlord/tenang law. You need help from a professional, not only to get these people out but also to check over the lease that you are using so that the problem does not happen again.

My firm handles matters of this type, however it may be easier for you to work with a lawyer whose office is closer to you.

I would recommend that you file a non-payment of rent action against the named tenants that moved out. That will be the fastes and most cost effictive way into court.
