Lanlord Tenant

I have a tenant who has been late with payment and generally a pain.

His one year lease comes up in December. By law must I offer him a new lease or can I notify him that I will not be renewing his lease and if so how much notice must I give him before the current lease ends?

You should give him written notice now that he has three days to cease and desist from his pattern of paying the rent late and that should he continue to

pay the rent late you will terminate his current tenancy. Then, if he pays late again you must then send him a notice advising that his tenancy is thereby terminated as of a certain date due to his

continuing to pay late.
