The NJ statute that deals with tenant's property that has been left behind and which may or may not be abandoned is a mess. It is important that the landlord act properly but an uncooperative tenant can be a real problem. For starters, send the notice that is required by NJSA 2A:18-72 et seq by certified mail. That can be sent to the property address (under the theory that the mail will be forwarded.) If someone representing the estate comes to pick up the property, that is good. Otherwise, you should consult your lawyer regarding removal, storage, and sale for the tenant's account.
