is it legal to rent a basement of a house ?

Hi

Is it legal to rent a basement of a house in Fair Lawn, NJ? The house is a mother-daughter ranch type. The basement has a separate entrance, 2 bedrooms, bathroom, kitchen and a living room. All rooms have windows and the bedrooms have egress windows consistent with the fire dept. codes.

Which laws would regulate whether it's legal to rent out the whole basement or part of it (room)? Would it be township zoning laws or county laws? Are there any laws prohibiting renting out basements in New Jersey? What are the general punishments for violating these laws?

you need to know what the laws are in Fair Lawn (the zoning ordinance).

you need to know whether the house with its separate entrance, does or does not meet the requirements of the law.
