Legal Question in Landlord & Tenant Law in New Jersey

I live in a two-family house where my landlord lives on the first floor. He normally stays at his gf's 5+ nights a week. My gf has been coming over for a few days a week with her dog for the last 4 months. Recently, my landlord sent me a cease and desist letter via traditional mail. Should I be worried? Does it matter that it wasn't certified mail or in-person? She is moving into her new apartment in a week (had been splitting time between here and her parents) so I don't see it being an issue in the future. However, I do frequently have bbq's in the backyard and my friends bring their dogs from time to time. What are the rules around having guests over for a bbq? What about having guys sleep over randomly for a night here and there? I live in Bloomfield NJ. I feel like he's being petty. It's his responsibility to mow the lawn and it gets mowed once per month max, which leaves the grass 6+ inches high. Is he in breach of the lease or town codes for that? Or should I just ignore it all. I'd love for someone to tell me he doesn't have much of a leg to stand on!

Probably not. The first issue is what are the rules in your lease involving guests? If the lease is silent you probably don’t have an issue. Secondly notices have to be sent according to the lease terms. I’d the lease is silent, either personal service or both first class and certified mail.

Bloomfield probably does have a maintenance code. You can check that with a quick phone call to city hall. As far as lease violation goes, what his is his obligation to mow under the lease?

As far as BBQs are concerned probably not an issue unless the lease has a rule or you are prohibited from using the patio and lawn.
