Legal Question in Landlord & Tenant Law in New Jersey

My mother lives on the bottom floor of a two family house. Before she moved in the landlord told her that the first floor has exclusive access to the driveway and full use of the yard. Unfortunately this is not in her lease nor is it in writing. Recently the landlord's grandson and girlfriend moved into the second floor apartment. They both started parking their cars in the driveway so that no other car can park in it.

Today the landlord told my mother the driveway is no longer hers or shared for that matter now that her family lives upstairs. Does my mother have any recourse? Also if in the worse case scenario my mother's lease isn't renewed next April does the landlord have to give a reason for not renewing it?
