Nightmare Tenant

Rented Condo to young man -he requested 6month verbal in lieu of 1 yr. I agreed (stupid) he told me his brother would be paying his rent - brother is an attorney. He was late every month on rent, calls me on the 4th month tells me he had heart surgery on disability I was nice said ok. Next thing you know I am 2 months short of rent and I have Counselors calling me saying he has mental health issues he never had heart surgery, I cant get him out because now the Behavioral Health place sent me the 2 months rent. My lawyer says not much I can do except wait it out. I dont feel comfortable taking money from this place. Why do I not have any rights - he has lied from the get go. I filed for eviction due to the habitual lateness of the rent but they go and send me a check. The taxes have gone up and the sewer I need to raise the rent. Tenant will not return my phone calls. I went to inspect the condo it was a disgrace the guy never set up his bed- he has the mattress standing up -none of the boxes are unpacked and the bedroom is nothing but a huge pile of clothing from the floor to the ceiling (no lie) it was very creepy. I have tried everything to get him out. Cant I say Im moving in? Can I take the furniture(its a furnished condo)....

Your situation is not the worst this year, I had a worse situation afflict 2 clients this year. it is the worst in September, so far.

If this is a 1 family unit, you have some options, but i can not now tell what will be fastest and cheapest. YOu need detailed advice. Call if you want to set up an appointment.
