Legal Question in Landlord & Tenant Law in New Jersey

hello, new owners took over my apt complex where i have lived for 22yrs..they are trying to force me to pay liability ins to cover them..i never signed the ryder but they accepted my last 2 lease renewals w/o the ryder..now they claim the liability cost has been added to my montly rent and considered now a non payment of rent chrging me 50.$for each month as a late chrge..i pay my rent just not the liability cost.. i need to knw if this is legal as they keep sending me threatening letters 2 xs a week saying they will take posession of my dwelling.i am a 76 yr old senior on fixed income and have no extra funds to pay all this extra $$$. people are telling me they want to get all tenants on the same page,new and old..how can they force a person to do this? the previous owners never charged this liability to its tenants..

The answer is probably not. As LLs they are entitled to make reasonable changes to the lease at renewal. The court will look at a variety of factors, including increased costs.

Furthermore if you are in a municipality that controls rent, this may be deemed a rent increase in violation of the ordinance.
